We have a pretty balanced market as we reach the end of summer, meaning it's still a good time to buy or sell a home in the metro area.  Here are the numbers from August:    Closed Homes: 1,171.  Average days on market: 43 days, up 7 days since August. Inventory: 3.2 months, at 3,754 active units. List-to-sale ratio: 98% Interest rates: trending around 4.125% The Omaha market in review is looking pretty good.  Sellers are getting just about everything they're asking for, and buyers should be able to expect to have their closing costs covered if the deal is negotiated properly. You may have a discount and didn’t even know it  Niagara Falls Trip Recently I was able to take some time and check items off my bucket list. It all started when my husband, Bill and I, took a trip to Niagara Falls. For those who aren't aware, here is what and where Niagara Falls are all about,  Niagara Falls is the collective name for three  waterfalls  that straddle the international border between Canada and the United States. They form the southern end of the Niagara Gorge.  It was a great experience for both of us. If you get the chance experience this, I would highly recommend it and make sure to sign up for the tours that they offer. The boat tours are truly a once in a lifetime experience, you really get to be part of the Falls, it was just an amazing time. We ended up viewing Niagara Falls from the Canada side, which was just an awesome experience and I am so glad that I a). put it on my bucket list and b). was able to take it off the bucket list as something I got to experience. For those of you who know me, know I love the water so this was just a perfect place for me to spend some time. As you can see from just a few of the pictures, it truly is a beautiful place. First National - now offers grant programs for 1st Time Home  Buyers Great news! First National Bank is now offering grant programs geared towards first time home buyers. This great product focuses on the first time homebuyer that does not have a down payment, is unable to receive a gift or for those who cannot or do not qualify for the additional NIFA HBA loan payment.  With this program first time homebuyers will be eligible to receive up to $7,500 to use towards their down payment and/or closing cost. Borrows are required to take a homebuyer education class. The great thing is class can be taken online or in person, either option will take about 8 hours to complete and cost you $99. The grant is a five year forgivable loan, which means payments are not due during the five years, and after the five years the money that is owed would be forgiven.  The grants are approved by a 3rd party and it can take up to 45 days to close on the buyer’s new home with this grant, once the accepted contract has been received by the First National Bank Mortgage Officer. There are a few requirements that the borrows will have to meet which are as followed: Buyers have to make below 80% of the Area Market Median Income: For the Metro area, the maximum household income is as follows: 1-2 Person                  3+ Person $58,000                       $66,800 If you are looking for a Mortgage Office, I would suggest you contact Nick Zwiebel with First National.
